Representative Cases/Transactions

With over 20 years of real estate experience, Jemima has handled millions of dollars’ worth of real estate transactions involving almost every sector of the market, but primarily commercial projects, including industrial, retail, residential and office construction.  She helps her clients through every stage of development, from the beginning stages of entity formation, joint ventures and public/private partnerships, to the in between stages of funding, due diligence and construction, and to the end stages of leasing and resale.  The financing aspects of her work for lenders include creditor rights advice, documentation of new loans and loan workouts, debt collection litigation and work as a trustee in foreclosure proceedings.  For borrowers, her work includes debtor rights advice, loan workout and short sale negotiations, and structuring and negotiating all of the loan documents and related instruments.  She has guided her municipal and nonprofit clients through complex bond financings.  Jemima negotiates sophisticated public-private development agreements, drafts covenants, easements, licenses, and negotiates many of the ancillary contracts necessary for the construction, architectural and engineering work of a development.  She also negotiates the leases and the purchase and sale agreements and guides her clients through the various land use planning, insurance, eminent domain, valuation, and environmental aspects that may arise from time to time in any given transaction.  Her clients include regional and nationally recognized banks, universities, non-profit organizations, assisted living facilities, private developers, landowners and tenants that have various real estate needs.  More recently, with the advent of the passage of I-502, her work has included advice to landlords and tenants on cannabis issues that arise in various industrial and retail lease structures and operations.
