Congratulations to Jemima McCullum for her legal work on the Pacific Plaza project, mixed-use parking garage project with the City of Tacoma and the newest addition to Pacific Avenue in downtown Tacoma. In exchange for completing renovations to an existing 3-level parking garage and ground level retail and constructing a new level of parking on top of the existing structure as well as two additional office levels, Jemima's client, Pacific Plaza Development LLC, was given a 99-year lease on the retail level and deeded the upper two office levels. This project involved condemnation of the ground level retail tenants, complex construction details pursuant to a development agreement, and turning the building into a condominium to allow for the partial purchase and buy-back arrangements. With a green roof, this building represents one of the few platinum LEED certified buildings in the State of Washington and the only one in Tacoma.
