Transactions & Finance
Clients need transactions to be properly analyzed, negotiated and documented. We have attorneys who excel in the skills needed to advise clients in connection with real estate transactions. Whether dealing with leases, the purchase or sale of commercial projects, creating of condominiums, developing subdivisions, evaluating easements or covenants, analyzing title and survey issues, or advising about financing, we have the experience to address these issues in a professional, timely and practical manner. We represent developers, lenders and investors, as well as REITs, brokers and other property owners and managers. Our projects include medical centers, hotels, apartments, restaurants, cinemas, libraries and fitness facilities, parking structures, mixed-use shopping centers, industrial buildings and office space, among many others. The project may be small or large, simple or quite complex, but we treat each one with the same importance as our clients do.
Land Use, Permitting & Appeals
Many properties are affected by wetlands, flood hazard areas, steep slopes, fish and wildlife habitat, geological hazards, shoreline management plans, and other critical areas regulations. Our land use attorneys routinely works with government staff and other professionals to minimize the impacts of these regulatory schemes and have successfully obtained approvals and exceptions including variances, buffer reductions and reasonable use exceptions.
In addition to a wide variety of Growth Management Act issues, our land use attorneys regularly advise, negotiate and litigate matters involving SEPA mitigation and other aspects of environmental review for projects of all sizes. We have both challenged and defended Environmental Impact Statements and other SEPA documents through the administrative and legal process, including appeals.
Since the enactment of Shoreline Management Act our attorneys have strategically planned for all sizes of projects within the shorelines of our state. We facilitate the acquisition of shoreline permits including variances and substantial development permits and routinely represent clients in front of administrative boards and state and federal courts on shoreline issues.
